Vacant Lots for Just $100!

The Albany County Land Bank’s “Lots for Less” program offers select vacant lots for just $100 — including standard closing costs. This initiative is designed to return tax-foreclosed properties to productive use while expanding access for residents and community-based organizations to invest in their neighborhoods.

PROGRAM OVERVIEW

  • $100 purchase price includes:

    • Legal closing fees

    • Basic tax search

    • County recording fees

Title insurance not included.

Important: Purchasing a lot does not guarantee approval for your intended use. Buyers are responsible for ensuring all plans comply with local laws, zoning, and regulations.

ELIGIBILITY

To qualify for the program, applicants must:

  1. Live in the same neighborhood as the participating lot
    Eligible applicant types:

    • Homeowners (owner-occupants living within several blocks)

    • Adjacent landlords

    • Renters with 5+ years rental history in the neighborhood

    • Nonprofits/community orgs with a physical presence in the area

  2. Have household income at or below 80% of Area Median Income (AMI)

  3. Meet standard Land Bank buyer eligibility
    (No outstanding property taxes, code violations, or legal issues — see Appendix A of our Disposition Policy for full details)

HOW TO APPLY

  • Applications are accepted on a rolling basis

  • Submit your application by 2:00 PM on the last Tuesday of each month

  • Incomplete or late applications will not be considered

  • If multiple applications are submitted for one lot, priority is given based on:

    • Occupancy status

    • Proximity to the property

    • Other community-focused criteria
